Mortgage Protection Insurance: Do You Really Need It?
Your mortgage is probably the biggest financial commitment you’ll ever make. So here’s an uncomfortable question: if you died tomorrow, or became too ill to work, would your family be able to keep the house?
For a lot of homeowners, the honest answer is “I don’t know.” That’s exactly the gap mortgage protection insurance is designed to close.
What Is Mortgage Protection Insurance?
Mortgage protection insurance (also called mortgage life insurance) is a life insurance policy specifically designed to pay off your outstanding mortgage balance if you die during the policy term. Some versions also include cover for terminal or critical illness, so your family isn’t forced to sell the family home to clear the debt.
It’s not a legal requirement to have it. Lenders will insist on buildings insurance, but they won’t insist you protect the debt itself. That decision is left entirely to you, which is exactly why so many people never get round to it.
How Does It Work?
Most mortgage protection policies are structured as decreasing term life insurance. The sum assured reduces roughly in line with your outstanding mortgage balance over the years, which keeps the premiums lower than a level term policy. If you die within the policy term, the payout goes towards clearing what’s left of the mortgage.
Some people prefer level term cover instead, where the payout stays the same throughout the policy. This costs more but leaves your family with a lump sum on top of clearing the mortgage, useful if you want to cover other costs too, like childcare, school fees, or ongoing bills.
Who Actually Needs It?
You should seriously think about mortgage protection if:
You have a mortgage and dependants who rely on your income
You’re the sole or main earner in your household
You don’t have enough savings or other life cover to clear the mortgage outright
You’re a director or business owner with a mortgage tied to personal guarantees
If you’re single with no dependants and no one relying on the property, it’s a lower priority, though not irrelevant, since someone would still need to deal with the debt.
What Does It Cost?
Premiums depend on your age, health, smoker status, the size of the mortgage, and the length of the term.
As a rough guide, a healthy non-smoker in their 30s can often get decreasing term cover for the cost of a couple of coffees a week. The earlier you take it out, the cheaper it tends to be, premiums rise with age and any change in health.

Mortgage Protection vs Life Insurance: What’s the Difference?
They’re often used interchangeably, but there’s a distinction.
Mortgage protection insurance is a type of life insurance specifically structured to match your mortgage. General life insurance can be used for anything your family needs, funeral costs, replacing lost income, school fees, or clearing debts including the mortgage.
For many people, a broader life insurance or family protection policy gives more flexibility than a policy tied strictly to the mortgage balance.
Common Questions
Does mortgage protection pay off the mortgage directly to the lender?
No, the payout goes to your estate or named beneficiaries, not directly to the lender (unless the policy is written in trust with specific instructions). It’s then up to your family to use it to clear the mortgage.
What happens if I remortgage or move house?
Most standalone mortgage protection policies aren’t automatically tied to a specific property, so cover usually continues even if you move.
However, if your new mortgage is significantly larger, you may want to review whether your cover level still matches your debt.
Is critical illness cover included?
Not by default. Life cover only pays out on death (or terminal illness in most policies). If you want cover for serious illness that doesn’t result in death, like cancer or a heart attack, you’d need to add critical illness cover, or take out a combined policy.
Getting the Right Cover for Your Situation
Mortgage protection isn’t one-size-fits-all. The right structure depends on your mortgage type, your family circumstances, your health, and what else you already have in place.
Getting it wrong, too little cover, the wrong term length, no trust in place, can leave gaps exactly when your family needs the payout most.
If you’re a Ltd company director or business owner, there are extra considerations too, including how personal guarantees and business debts interact with your existing cover.
